Accurate underground pipe tracing and utility mapping for commercial and industrial sites across Ireland.
Since 2007, Lowflo has provided specialist pipe tracing and utility mapping services to commercial, industrial and public sector clients across Ireland and the UK. In that time, we have worked on construction sites, industrial estates, large commercial properties and local authority infrastructure of all kinds. Knowing exactly where your pipes run is the foundation of any effective water management programme, whether that is planning an excavation safely, carrying out a water audit or investigating a suspected leak. Our surveys give you that picture before any work begins.
Our engineers locate all underground pipes and utilities, both metallic and non-metallic, using electromagnetic locators (C.A.T., or Cable Avoidance Tools), ground penetrating radar (GPR), and acoustic pulse technology. Each method is suited to different pipe types and ground conditions, so between them we cover every scenario. All findings are delivered as detailed CAD drawings, giving you an accurate, permanent record of everything underground. All work is carried out by licensed, insured engineers with minimal disruption to your site.
We carry out pipe tracing and utility mapping on live sites with as little disruption as possible to your day-to-day operations. Electromagnetic locators pick up metallic pipes and cables by reading the signal from a buried conductor. GPR sends radar pulses into the ground and reads the reflections to find both metallic and non-metallic pipes, as well as buried structures. For non-metallic pipes that neither method picks up clearly, acoustic pulse equipment tracks vibrations sent through the pipe itself. Between the three, there is no pipe type we cannot locate.
Once the survey is done, everything goes into detailed CAD drawings you can keep on file, share with contractors, and integrate with GIS systems. All work is carried out in line with relevant Irish standards and regulations.
Lowflo’s pipe tracing and utility mapping services are built for commercial, industrial, and public sector clients who need accurate underground surveys before excavation, construction, or infrastructure maintenance. From tracing a single pipe to a full pipe mapping exercise across an entire site, our services cover:
Pipe tracing locates individual underground pipes using electromagnetic locators and acoustic equipment, to within a few centimetres. It works for both metallic and non-metallic pipes and is an essential step before any excavation work. Striking a buried gas or electrical line is dangerous and costly and pipe tracing removes that risk.
Utility mapping surveys all underground infrastructure on a site, including water, gas, electricity, drainage and telecoms, and delivers the findings as detailed CAD drawings. It is particularly useful when existing site records are out of date, incomplete or have never been produced, giving you a clear and verified picture of what is below ground.
Ground penetrating radar, or GPR, works by sending radar pulses into the ground and detecting what they bounce back from, locating buried pipes, cables and structures without any digging. It is especially useful for non-metallic utilities such as plastic or clay pipes and for sites where electromagnetic scanning is not suitable.
After every survey, Lowflo produces detailed, to-scale CAD drawings showing the location, depth and type of all buried utilities. This is what we mean by pipe mapping. The drawings can be integrated with GIS systems and kept by you as a permanent record, ready to pass on to contractors, planners or future site teams whenever needed.
At Lowflo, we employ a team of hard-working engineers, technicians, and administrators who are all genuinely committed to providing clients with the best possible quality service. Our core values are providing innovative, efficient solutions, complying with all relevant Irish standards, and importantly, remaining passionate about what we do.
Clients should feel confident when entrusting critical water infrastructure to a service contractor. That’s why we always aim to give our clients full peace of mind and reassurance in all that we do. Our engineers and technicians are fully licensed and all work is insured.
Since 2006, Lowflo has steadily grown and we’ve come to be a trusted partner for sustainable water management and leak detection and repair services here in Ireland and abroad. We’ve garnered a reputation for excellence and strive to uphold that reputation through the quality of our work.
Our team is always eager to receive feedback from our clients in order to continually improve our solutions and to better understand the needs of our valued clients when it comes to water infrastructure and leak repairs. We’ll always keep open communication during every job.
Striking a buried gas or electrical line during excavation is dangerous, expensive and entirely avoidable. The difficulty is that most utility maps are based on original as-built drawings that were never updated as pipes were added, rerouted or decommissioned, sometimes many decades ago. On older industrial sites, agricultural land and properties with a long history of occupation, records may never have existed at all. Knowing what is underground before work starts is not just sensible practice. For many projects, compliance with the HSA’s Code of Practice for Avoiding Danger from Underground Services is a legal and contractual requirement.
Our Industrial and commercial customers have saved thousands of euros on their water bills, prevented subsidence, installed new water meters and mapped the utilities on their sites all with help of Lowflo.

Pipe tracing is the process of locating underground pipes and cables using specialist equipment, without any digging. Lowflo uses electromagnetic locators (C.A.T. and Genny), ground penetrating radar (GPR) and acoustic pulse equipment to pinpoint exactly where a pipe runs, how deep it sits, and what it is made of, so excavation can be carried out safely and accurately.
Utility mapping creates a complete, verified record of all underground utilities on a site, covering water, gas, electricity, drainage, and telecoms. Lowflo surveys the site using specialist equipment and produces detailed CAD drawings showing every buried element. Pipe mapping works in the same way but focuses specifically on underground pipework rather than the full range of utilities.
Yes, and it is one of the things that sets Lowflo apart. Electromagnetic locators work well for metallic pipes and cables but cannot detect plastic, clay, or concrete pipes. For those, Lowflo uses ground penetrating radar (GPR) and acoustic pulse equipment. Whatever the pipe material, we have the equipment to locate it.
After every survey, Lowflo produces detailed CAD drawings showing the location, depth, and type of each buried utility. The drawings are to scale, can be printed or shared digitally, and integrate with GIS systems. You keep them as a permanent record. Get in touch to discuss turnaround times for your project.
Most utility maps are based on original as-built drawings that were never updated when infrastructure was added, rerouted, or taken out of service, sometimes many decades ago. On older industrial sites, agricultural land, and historic properties, records may never have been created in the first place. A Lowflo survey gives you an accurate, up-to-date picture of what is actually there.
